The Riverside project, of which Queens Riverside forms a part of, will help transform the eastern gateway into the city and create a vibrant new destination for the people of Perth and visitors to the city.

Works to achieve the vision for Riverside are now underway and will involve stabilising ground conditions to ensure the site is ready for future public spaces and development, and creating new connections that will cater for the growing numbers of people who will live, work and socialise in the Riverside area.

These infrastructure works will occur on and around the Waterbank site, which is adjacent to the Causeway, Trinity College and the WACA. Works are planned on Hale Street and parts of the Waterbank site from 30 March 2012 to 9 April 2012. For more information download the MRA's fact sheet here.

Metier appointed for retail and commercial leasing at Queens Riverside

shoppingFrasers Property Australia has appointed local firm Metier to lease the retail and commercial tenancies in the first stage of its $450 million Queens Riverside development.

Set to open in September, the retail tenancies are on the ground floor of Fraser Suites, Perth. The five tenancies range from 136sqm – 185sqm, and most are ideally located facing Adelaide Terrace and De Vlamingh Avenue.

The future commercial space of a total 916sqm is being offered in four tenancies ranging between 182sqm and 275sqm on the second and third floors of the 23-storey building.

Once complete, Queens Riverside will consist of 408 residential apartments, 236 serviced apartments, retail and commercial spaces, all located in a vibrant urban quarter within the significant Riverside precinct, offering an active on-site customer base for retail ventures.

QIII breaks $100million mark

Qlll is part of Frasers' Queens Riverside development, offering 408 luxury apartments in three buildings and a 236 room all-suites hotel, operated under the Frasers Hospitality brand. The development will deliver a new urban quarter for the Western Australian capital at a time when demand for inner city accommodation is on an exponential increase.

Frasers chief executive officer Guy Pahor said, "Qlll is attracting a wide range of local, interstate and international buyers looking to secure a quality property off the plan, underpinned by the State's mining boom."

Over 115 apartments sold at QIII

port-v1Frasers Property Australia has recorded impressive pre-sales for its landmark 'Qlll' apartment building in East Perth, with more than 115 apartments now sold in the newly released development. Total sales since the formal launch on 7th October 2011 are 122 apartments, achieving $88- million at an average price of $721,311. Top value to date is $1.4m for a three-bedroom apartment on the 21st floor.

The month of November alone yielded 44 sales valued at more than $32-million.

A series of promotional seminars in Singapore last month produced exceptional interest and sales totalling more than $11.1 million.

As the first offering in this major masterplanned redevelopment to hit the market, astute purchasers have quickly identified the project's strong capital growth potential. Sales agent Wayne Briggs said Qlll was an outstanding product for both investors and owner-occupiers. "We're seeing more than 60% of buyers indicate they intend to live here," he said. "That's really unusual for off the plan sales in Perth, where you'd normally get something like 70% or more of your sales from pure investors. Now under construction, the prominent 15,302m2 site will eventually accommodate 408 luxury apartments in three buildings and a 236 room all-suites hotel operated under the Frasers Hospitality brand.

Queens Riverside will combine residential apartments with commercial and retail suites, a new dining precinct and Fraser Suites Perth – with the hospitality offering central to the precinct’s vibrant character.

Queens Riverside is located near the Causeway on the site of former Metrobus depot, bordered by Hay Street and Adelaide Terrace, close to the Swan River foreshore. The East Perth Redevelopment Authority has approved apartments and townhouses, commercial space, a new retail precinct and a luxurious apartment hotel for the site.

The first apartments to market are in the QIII building.

The concept master plan for Queens Riverside was by Jones Coulter Young Architects. The design of QIII is by Perth architect Bruce Robinson, who was also responsible for the design of the Raffles redevelopment.

At 26 storeys, QIII is architecturally bold with a distinctive identity, designed to embrace views of the Swan River, the City and the Darling Ranges.

QIII offers 265 apartments, including a relatively new concept to the Perth market, 58 ‘dual key’ apartments in which two dwellings share a common foyer, on a single title. This flexibility allows the owner to occupy one dwelling while earning income from the other, or to let out both dwellings, achieving rental income greater than an equivalent single-occupancy apartment.

Dual key apartments offer new flexibility

Frasers Property Australia is about to begin offering the first dual key luxury apartments to the Perth market.

The innovative dual key apartments are part of Frasers’ Queens Riverside development at Adelaide Terrace in East Perth.

In a dual key apartment, two dwellings share a common foyer, on a single title. The flexibility allows the owner to occupy one dwelling while earning income from the other, or to let out both dwellings, achieving rental income greater than an equivalent single-occupancy apartment.

The first stage of the $450 million Queens Riverside development is being marketed by Wayne Briggs Project Marketing.

Wayne Briggs recently inspected three landmark projects in Sydney undertaken by Frasers Property Australia, including the new $2 billion ‘Central Park’ development which, like Queens Riverside, combines residential, retail, commercial and leisure components.

He believes Frasers will deliver a new standard of apartment living into the Perth market and he sees a range of new opportunities in the dual key offering.

“The dual key concept is unique to Queens Riverside,” he says. “It offers a real alternative for apartment buyers to reduce their mortgage payments or for investors to generate another income stream.

“We’ve seen a shift in the needs of buyers, where live-in grandparents are not uncommon, nor are adult ‘children’ living at home. Both these scenarios are ideal for the dual-key apartments, where privacy and proximity are combined into the one property.”

Mr Briggs says the dual key offering allows buyers to invest in both the present and the future.

Queens Riverside is being developed by Frasers Property Australia (FPA). FPA is a division of Frasers Property, the international property arm of Frasers Centrepoint Limited.

FPA is currently developing AUD$4.5 billion in residential property, including the Queens Riverside precinct and Sydney’s Central Park precinct on the 5.8 hectare site of the former Carlton United Brewery.

Fraser Suites Perth was part of an aggressive global expansion being undertaken by Frasers Hospitality, which had grown from two properties ten years ago to 40 properties in 22 cities worldwide.

In the past three months the company has launched new properties in Singapore and Chengdu in China. During the remainder of 2011 Frasers will open more new properties including projects in Jakarta, Indonesia; Suzhou in China; New Delhi, India; Doha, Qatar; Istanbul, Turkey and Budapest in Hungary.
